How to Stop Overspending at Target

You’re at Target. You only need shampoo and toothpaste.

But then you feel the gravitational pull of the Dollar Spot. Look at all those adorable, unnecessary knickknacks! You grab a few goodies for the kids and keep moving.

Then you see a gorgeous green scarf up ahead. You steer forward to take a peek. Just as you suspected, it looks perfect over your light gray pea coat. Plus, accessories are 15% off right now!

In the cart it goes.

Maybe you’ll just glance at the jewelry while you’re here . . . Any of this sounding familiar?

Name Your Dollars

Target knows their customers. And they know it’s hard to pass up a bargain—especially a cute bargain.

So how do you stop your impulse shopping and actually spend less at this mega chain?

As simple as it sounds, you must make a budget. That means give every dollar a name.

Here’s how it works: At the beginning of each month, sit down with your spouse and create a spending plan for everything from gasoline to eating out. If you want some new clothes, that’s okay, just work them into your budgeting categories ahead of time.

Once you’ve spent every dollar on paper,then you can start spending the real stuff (we like to use cash). Just don’t go over what you’ve allocated!

Watch Out for Sales

Easier said than done, right? Target is, after all, brilliant when it comes to sales.

They offer racks upon racks of discounted clothing, reduced-price housewares at the end of every aisle, and a customizable Cartwheel app, which offers rotating deals on everything in the store you already love.

But how much is all this “saving” really costing you? Math time, people.

If you get 25% off a decorative pillow that you never intended to buy, you’re still paying 75% more than you would have! That’s called spending, not saving.

Avoid these shopping traps by making a list before you go. Then practice some self-discipline once you’re there. If an on-sale item isn’t on your list, don’t put it in your cart—Cartwheel or not.

Delay Gratification

If you’re having trouble sticking to your new budget and shopping list, use your psychic abilities. Look into the future and imagine how you’ll be using this “must-have” item a month from now.

Will your kids still be playing with that cheap paddle ball game? Will that owl statue actually fit on your fireplace? Or will those fake leather heels start rubbing blisters on your feet?

Nine times out of 10, the answer will be to put it back. But what if you still want it?Then you wait.

Work it into next month’s budget (and next month’s list) and revisit your feelings in 30 days. If you still love it, buy it without the guilt.

Make It Work

A budget isn’t a bad thing. When done right, it actually gives you permission to buy what you want. So before you slip out to Target the next time, prepare yourself for the temptations ahead.

And if you happen to leave the store with more than you bargained for, take it back. That’s what receipts are for.

6 Things Homebuyers Should Avoid Once They are Preapproved for a Mortgage

You have done the hard part in the home-buying process and chosen a lender and a real estate agent to work with. You have also gone out and found the home of your dreams! Best of all, your team has done a great job of negotiating the best deal for you.

Now, as a buyer, all you have to do is sit back and wait for your loan to close … right? Wrong!!

Getting a home loan these days is a very interactive process. I am always amazed by how many clients I work with who come to me unaware of all the pitfalls they face during the loan process. To help avoid any surprises while waiting for final approval, I provide my clients with a short list of “do’s and don’ts” to follow.

Let’s start with the “do’s” …

  1. Do keep the process moving by responding to your loan officers’ requests for documentation as soon as possible.
  2. Do make decisions as soon as is reasonably possible.
  3. Do convey questions or concerns you
  4. Do continue to make all of your rent or mortgage payments on time.
  5. Do stay current on all other existing accounts.
  6. Do continue to work your normal work schedule with no unplanned time off.
  7. Do continue to use your credit as normal.
  8. Do be prepared to explain any large deposits in your bank accounts.
  9. Do enjoy purchasing your home but remain objective throughout the process to help make decisions that are best for you.

After you have been preapproved for your mortgage you will want to refrain from the following…

  1. Do not make any major purchases (car, boat, jewelry, furniture, appliances, etc.).
  2. Do not apply for any new credit (even if it says you are preapproved or “xxx days same as cash”).
  3. Do not pay off charges or collections (unless directed by your loan officer to do so).
  4. Do not make any changes to your credit profile.
  5. Do not change bank accounts.
  6. Do not make unusual deposits into your bank accounts or move money around from one account to another.

Follow these simple rules and you will help to make your loan closing as smooth and hassle-free as possible! Good luck!

Dress Your Home For Success

Whether it’s an Open House, or simply presenting your home in the best light, it is necessary to view it from the eyes of a buyer!  Any money spent in this area may result in increased profits and a faster sale.

Maximizing Curb Appeal
Before potential buyers even see what the home has to offer, they view its exterior.  As a result, an unkempt or unattractive view of the outside of the home could potentially result in a missed opportunity.  To show the house in its best light, consider the following:

* Move all materials, including garbage cans and gardening supplies, from the front yard and into a garage or shed

* Mow the lawn and weed and maintain all planted areas

* Replace any outdoor light bulbs that are not working

* Sweep walkways and steps, and remove all small items from the porch or patio

* Replace worn or badly stained door mats

Once a potential buyer enters the home, they need to determine if it will meet their needs and expectations.  Give them the best view of the home’s interior by following these steps:

* Remove the home of any clutter by limiting decorative objects and clearing all unnecessary appliances from the kitchen countertops

* Rearrange or remove furniture to highlight the space in a room

* Review each room and clean or vacuum if necessary

These tips can help ensure you receive the highest price possible for your home.

I Don’t Need An Agent, I Can Do This On My Own and Save Some Money

It’s the age old adage, “they just want your money”. And so, time and time again, many people spend countless hours plotting and scheming to try to avoid calling a professional to handle whatever ails them in an effort to save some money. But more often than not, whether it’s the plumber, mechanic, or real estate agent, the sad irony is, eventually the call will need to be made.

Here is the reality, you can’t do it all. And you should not have a problem throwing some money at someone who can do it for you — and do it well.

Are there dishonest people out there who have no intention of providing you great service or have no desire to help you fix your problem? The answer is a resounding yes. However, there are also a number of honest professionals with great integrity who are gifted at what they do and earnestly desire to help provide a solution to your problem.

As it pertains to real estate, adding insult to injury, I have seen, and been a party to, agents who minimize their services and reduce their commission or value just to get a deal done or a listing in hand.

However, any real estate agent worth their weight will, again, have their full fee thrown at them in an instant if they are providing the client with what they deserve — efficiency, great communication, good customer service, and a deep understanding and knowledge of what needs to occur in the transaction. If an agent is all those things, as my grandma used to say “baby, you can write your own ticket”.

Case in point, I recently was involved in a transaction where the seller, before she hired me, tried for years to sell the home on her own because she wanted to “save some money”. In the process of saving some money, she intentionally neglected to pay the property taxes so that she was not paying out more money on the property than the other owners who would also get a piece of the pie when the home sold. However, she failed to consider the penalties and interest that would continue to accrue over the years. In addition, now the county was ready to foreclose on her home due to unpaid property taxes. How’s that for saving some money?

There was no magic bullet when I listed the home and it sold in a matter of days to a cash buyer thousands above list price. The market is hot, and I’m diligent…that’s the magic.

Here’s another example of “savings”:

A Seller’s Internet Inquiry (Q): My husband and I have been purchasing a house from private seller (lease to buy) and it is coming very close to the end of the contract what is involved in transferring the property to our daughters name. Are there taxes or county fees we must pay?

My Response (A): I won’t wallow in what you should have done. The details of your transaction really don’t matter at this point.

Truth is, I cannot advise you. As a REALTOR, I abide by the State of CA DRE laws and regs and am bound contractually to the terms and conditions which were created and ascribed according to the California Association of REALTORs and can be backed up by a slew of real estate attorneys on their payroll. If you had a question which fell under any of those terms, a REALTOR could advise you all day. And as an extra bonus, we would also have the legal power behind us to back you up.

When people opt to go outside of a traditional real estate transaction, ungoverned and unpoliced, they are taking a risk.

Your lease to buy agreement, if you have questions, should probably be reviewed with a real estate attorney, a title company, and a full-time real estate agent. It may not be too late to get the right entities involved.

It’s not worth it in the long run to try to save a little money. If you end up in court, you’ll end up paying way more than you tried to save.”

That’s really all there is to it. You don’t have to try to be captain-save-a-dollar when your real goal should be to have it done right. Let someone help you who knows what they are doing so that you can really save some money.

City of Elk Grove Lands 1,500 New Jobs

Elk Grove, CA – Elk Grove will soon be home to a state agency headquarters, bringing more than 1,500 high-quality jobs to the Elk Grove economy and helping balance the city’s jobs-to-housing ratio.

The California Correctional Health Care Services announced the new location for its

headquarters in the Laguna Springs Corporate Center at 9260 Laguna Springs Drive. The city estimates that the jobs will generate up to $4 million dollars in economic benefit to the City.

“California Correctional Health Care Services selecting Elk Grove as their new home means high paying, high-quality jobs for the City of Elk Grove, and is a tremendous shot in the arm for our local economy,” said Mayor Steven Detrick. “This is a significant accomplishment for the city, and represents a true collaboration between the Elk Grove City Council and city staff.”

For more than three years, Mayor Steven Detrick and Councilmember Gary Davis served on an Ad Hoc Committee tasked with attracting state agencies to Elk Grove.

According to state officials, the headquarters moving to this location spreads more of the state business throughout the region, helping to balance commute routes. Approximately 700 cars will be removed from heavy northbound 99 and I-5 commutes. Roughly 50 percent of Correctional Health Care workers already live in Elk Grove, South Sacramento and the Pocket area.

“Consolidating headquarters operations for Correctional Health Care will increase our efficiency, reduce expenses, and contribute to building the health care culture I believe we need for the organization to succeed. The selection of this location is the first step in these efforts,” said Federal Receiver J. Clark Kelso.

Correctional Health Care officials were drawn to the site because of free parking, plenty of retail and consumer services within walking distance, and public transit services.

“With nearly one out of every three workers in Elk Grove employed by the State of California, the city has worked tirelessly to bring state offices to Elk Grove,” said Councilmember Gary Davis. “The new California Correctional Health Care Services facility located in Elk Grove will relieve traffic on the freeways, improve air quality, and be an impetus for even more job creation.”

The City of Elk Grove has been focusing efforts to balance the job-to-housing ratio and attract state jobs to Elk Grove. The city has sponsored legislation requiring state agencies to take into account the location of employees when considering a move.

The city was also the first in California to introduce an incentive program targeting state office buildings. The program is designed to bring state jobs closer to where their employees reside by offering incentives that may be used towards relocation costs, fee reductions, construction costs, building improvements, monthly rent, or even transportation or other quality of life subsidies for the employees. The program was recently expanded to include federal office buildings.

California Correctional Health Care Services is in negotiations with the Laguna Springs Corporate Center. If the negotiations are successful, it’s anticipated a new lease will be executed and the phased move will begin next year.
