To ease the seller’s burden Mathews & Co. Realty has shifted much of the work of preparing to sell from you, the seller, to ourselves. Our teams of specialists (stagers, handymen, inspectors, and our marketing team) are dedicated exclusively to assisting you through the process of selling your home. Below is our action plan of complimentary services.

COMPLIMENTARY LISTING SERVICES

  • Escrow is the “clearing house” which ensures all parties follow the terms and time-frames of the contract. Escrow also receives, holds, and distributes all funds associated with your transaction. We will open escrow with one of our title and escrow affiliates on your behalf.
  • Pre-Title Commitment. We will order (at no cost to you) a pre-title commitment to reduce your risk of any title problems at closing.
  • Pest Inspection. To assist in the creation of a smooth transaction, we find that it’s best to know what to expect BEFORE we get into contract. Our complimentary pest inspection will help us minimize the unexpected as it pertains to your home.
  • Statistics show that staged homes may sell faster and possibly for a higher price. Always wanting to put our best foot forward, we present your home in its best light through our complimentary staging services.
  • We will assist you with pricing your home based on a competitive market analysis.  This will help you to set the best price on your home so that it will sell within your time frame.
  • Yard Sign/Coming Soon Signs. The yard sign is crucial to drawing in potential buyers. We will place one of our illustrious yard signs on your property to help draw in prospective buyers prior to it being listed (coming soon) and after it is listed.
  • Professional Photography/Video. We will have your home professionally photographed and videotaped to be used to market your home in print and online media and other advertising.
  • Full Color Flyer. Flyers are a quick way to simultaneously provide details and imagery about your property. We will create and print flyers for distribution around your neighborhood, place them in the flyer box on the yard sign (weather permitting), mail out to our client database, for online use in social media formats, and more!
  • Flyer Box (weather permitting). We will place a flyer box on the yard sign.  We will provide you with extra flyers to refill the box, and to share with your family and friends.
  • Lock Box. The more convenient a home is to show, the faster a buyer can make a decision. We will place a lock box on your property to increase showings and provide you with the security of knowing who has shown your home.
  • Multiple Listing Service. (MLS) We will enter your home’s information into the MLS, giving your home exposure to over 12,000 REALTOR’s in the Sacramento and in the new Quattro system giving your home exposure to thousands of Bay Area agents and the surrounding region counties.
  • Because we are under the REALTOR® designation, your home’s information will automatically be entered on REALTOR.com, the nation’s largest real estate web site reaching millions of online viewers.
  • Direct Email (EBlast) to REALTORS®. Through an online service, we will email your home’s “Just Listed” information to more than 5,000 REALTORS®  in your home’s market.
  • Mail to Neighbors. We will mail a “Just Listed” postcard to 200 neighbors closest to your home.
  • Market to our Company Client Database. Our best clients are repeat customers. To that regard, our golden goose is our ever increasing client database. All referrals and closed escrow clients are entered into this database and they are marketed to at a minimum of a monthly basis. Postcards and emails about your listing will go out to them in an effort to garner even more potential buyer interest!
  • Counter Display. We will prepare an informational notebook containing most things a buyer will want to know – survey, school information, utilities, homeowner’s association information, pre-inspection information, contract, etc. This information will give buyer’s the confidence to write a contract.
  • Buyer/Seller Feedback Survey. As part of the showing process, we will ask REALTORS® and their buyers to give us feedback on their showing of your home.  In some instances, they will leave the cards in a bowl on the counter so you can review their comments.  In most instances, we will send an email to the agent upon showing soliciting their feedback to be provided to you.
  • Two-Day Open House Exclusive. We will hold your house open (with your permission) back-to-back days, fresh on the market. A few days prior, we will place a sign in front of your home promoting the event, prepare full color flyers, advertise on social media and the internet, and send out email blasts to over 5000+ area agents promoting the Two-Day Open House event.  With this method, we have found much success in providing more exposure in a short amount of time to potential buyers while also increasing the potential for multiple offers.
  • Transaction Management. Our full-time transaction managers will manage the details of your transaction to ensure that your transaction is executed properly, and closes on time so that you can move on time. Over 90% of our contracts close on or before the date written in the contract compared to an industry average of less than 50%.
  • Weekly Contact. I will contact you weekly to give you an update on the marketing of your home and answer any questions you may have.
  • Post-Closing Services. Once your transaction has closed, we will provide you with all of the document history of your transaction history on a convenient USB drive and provide you with access to an online cloud storage which will house the information for years to come.
